Residents can now sign leases for apartments inside Johns Creek's $560 million Medley development, marking the first time anyone can commit to actually living in the Town Center project that has reshaped the city's commercial core.

Prelude at Medley, the development's 340-unit residential component, launched preleasing Friday, July 31, with first move-ins expected Sunday, Nov. 1. That's three days after Medley's grand opening on Thursday, Oct. 29, the North Atlanta Star reported.

The apartments sit above and alongside the restaurants, shops and public spaces that make up the 43-acre mixed-use project near Johns Creek Parkway and McGinnis Ferry Road, on the former State Farm Insurance campus.

Mark Toro, founder and chief vision officer of Toro Development Company, described the apartments as the "feet on the street" needed to sustain Medley's planned Main Street environment. Toro also developed Avalon in Alpharetta.

Walkability is central to the vision. A new $6.5 million pedestrian tunnel under Medlock Bridge Road near Johns Creek Parkway opened this summer, connecting the west side of the road to The Boardwalk at Town Center. A ribbon-cutting for the tunnel is scheduled for 9 a.m. Wednesday, Aug. 12. "If people come to events here, they could park on the other side of Medlock Bridge Road, enjoy those restaurants and the businesses, and walk," Toro told Appen Media on Monday, Aug. 3, describing how the tunnel links Medley's dining to The Boardwalk.

What's available

Prelude offers one- and two-bedroom floor plans. Planned in-unit features include quartz countertops, stainless-steel appliances, French-door refrigerators, in-unit washers and dryers, and smart-home technology. Shared amenities include a plunge pool and deck, fitness center, resident coffee bar, pet spa, and a clubhouse with private offices and co-working space. High-speed Wi-Fi up to 1 gigabit per second is planned throughout the property.

Gallery Residential manages the community. The leasing portal was live and accepting inquiries as of July 31, though monthly rents were not yet listed.

Bigger picture

Prelude is part of Medley's first construction phase, which also includes office space and roughly 125,000 square feet of ground-floor retail. A second residential phase called Encore broke ground in April and is expected to add 408 apartments in 2027. The development also includes 133 for-sale townhomes called Tableau at Medley, bringing the full residential buildout to 881 units. A 150-room boutique hotel is planned for 2028.

Trader Joe's has already opened at the site. More than 30 additional tenants have been announced, including Shake Shack, Sephora, High Country Outfitters, Five Daughters Bakery, Summit Coffee, Fadó Irish Pub, and Lily Sushi Bar.

As we reported July 17, the grand opening will span three days: a ticketed preview on Wednesday, Oct. 28 benefiting the Johns Creek Symphony Orchestra, the ribbon cutting and plaza activities on Thursday, Oct. 29 starting at 10 a.m., and a family-friendly Halloween celebration on Friday, Oct. 30.

Medley is one piece of the city's broader 192-acre Town Center plan, which connects housing, retail, and offices through new pathways and parks near City Hall. The Town Center has earned multiple awards, including the International Economic Development Council's Excellence in Economic Development award and the Atlanta Regional Commission's 2025 Livable Center recognition.

The next milestone: Sunday, Nov. 1, when the first residents walk through their doors and Medley gains its first permanent neighbors.
