Two massive projects are reshaping Johns Creek at the same time: the $560 million Medley development at the Town Center is on track for a Thursday, October 29 grand opening, and crews broke ground in late April on the GA 400 Express Lanes, a $4.6 billion highway expansion running through the city's commuter corridor.

Medley, the 43-acre mixed-use community rising at McGinnis Ferry Road and Johns Creek Parkway, has already leased more than 75% of its retail and restaurant space, according to the North Atlanta Star. Developer Mark Toro's Toro Development Company broke ground in January 2025 on the former State Farm campus.

Announced tenants include Trader Joe's, Shake Shack, Sephora, Ford Fry's Little Rey, Fadó Irish Pub, Five Daughters Bakery, and Summit Coffee. Boehringer Ingelheim will relocate its U.S. Animal Health headquarters from Duluth to Medley, bringing roughly 500 employees.

At full build-out, the project will include 150,000 square feet of retail and entertainment space, a 175-room boutique hotel, 110,000 square feet of office space, 750 multifamily residences, 133 townhomes, and a 25,000-square-foot public plaza, according to the city.

Mayor John Bradberry called Medley "the premium mixed-use linchpin" at the January 2025 groundbreaking, saying the long-discussed town center "is quickly becoming a reality."

Medley is one piece of the city's 192-acre Town Center Vision, which also includes The Boardwalk at Town Center, a 20-acre public park under construction next to City Hall, and a pedestrian tunnel under Medlock Bridge Road targeted for completion in summer 2026.

GA 400 Express Lanes

The GA 400 Express Lanes project will add tolled lanes along 16 miles of State Route 400, from the North Springs MARTA Station in Fulton County to just north of McFarland Parkway in Forsyth County. The $4.6 billion construction effort is part of a broader $10.8 billion public-private partnership spanning 56 years, delivered by a consortium that includes Acciona, ACS Infrastructure, and Meridiam. Georgia DOT targets a 2031 opening, according to Construction Dive.

Site Selection magazine highlighted both Medley and the express lanes in a July feature on North Fulton's growth, according to a Patch summary published Sunday, July 12.

What's next for residents

The Johns Creek City Council will hold a third public hearing on the proposed 2026 millage rate at 7 p.m. on Monday, July 27, at City Hall, 11360 Lakefield Drive. The city has tentatively adopted a rate of 3.492 mills, which would increase property taxes by 5.91%. For a home with a fair market value of $625,000, that translates to roughly $48 more per year, according to city records.

A public hearing on the proposed FY2027 city budget is also scheduled for Monday, July 27, at 7 p.m. at the same location.
