A developer wants to build seven homes starting at $1 million each on a 4-acre agricultural lot on Abbotts Bridge Road. The Johns Creek City Council holds a public meeting on the rezoning petition Thursday, Sept. 3.
Aztec Eagle Properties, LLC filed petition RZ-26-0003 on Aug. 4 to rezone the property at 5700 Abbotts Bridge Road from AG-1 (Agricultural District) to R-4 (Single-Family Dwelling District). The developer's agent, Eric Johansen, is scheduled to present the plan at 7 p.m. in the City Hall Council Chambers at 11360 Lakefield Drive.
The meeting is the first public forum on the proposal. Residents can ask questions during a Q&A session after the presentation, according to the meeting agenda.
What's proposed
The site plan calls for seven detached single-family lots on a cul-de-sac, each home at least 3,000 square feet. At 1.74 lots per acre, the proposed density falls below the 2.0-lot-per-acre cap set by the city's Comprehensive Plan for the Medlock character area, according to the applicant's environmental site analysis.
The plan includes a 40-foot landscape buffer along Abbotts Bridge Road, a detention pond, common green space covering about 11% of the parcel, and a raised boardwalk with a gazebo connecting to an internal sidewalk.
Environmental and traffic details
Tallman Environmental identified a 0.58-acre wetland and a seasonal drainage channel on the property during a June 6 site visit. The firm recommended the developer obtain approval from the U.S. Army Corps of Engineers before any ground disturbance.
A trip generation study by WMB Engineering estimates the subdivision would add about 87 daily vehicle trips to Abbotts Bridge Road. That road, designated SR 120, currently carries roughly 12,100 vehicles per day, according to a 2024 Georgia Department of Transportation traffic count.
Abbotts Bridge Road is in the middle of a $33 million GDOT widening project expected to finish in 2027. The work will expand the road from two lanes to four between Parsons Road and Medlock Bridge Road, adding a raised median, bicycle lanes and enhanced sidewalks.
Surrounding area
The property sits near Abbotts Mill Elementary School. Neighboring subdivisions include Surrey Park, zoned R-3, to the southwest and Abbotts Walk, zoned R-4, to the south. The applicant's zoning impact analysis describes a single-family community called The Paddocks at Reynolds Farm across the street.
