Buying a typical Johns Creek home costs about $1,133 more per month than renting one. That's according to a North Atlanta Star analysis of Zillow and Freddie Mac data published Tuesday, Sept. 22.
The analysis pegs the typical Johns Creek home value at roughly $695,000. At the current 30-year fixed mortgage rate of 6.95% and a 20% down payment, principal and interest alone would run about $3,681 a month. Zillow's rental index for the city is about $2,548.
That $1,133 monthly gap does not include property taxes, homeowners insurance, HOA fees or maintenance. The true cost of ownership would be higher.
Mortgage rates hit highest level since January 2025
The 6.95% rate, which Freddie Mac reported Thursday, Sept. 17, is the highest since January 2025 and marks the fourth straight weekly increase, Reuters reported. One year earlier, the average rate was 6.26%.
Lisa Sturtevant, chief economist at Bright MLS, said the increase would create a psychological and financial barrier for buyers that could sharply squeeze affordability, according to AP reporting carried by Florida Realtors.
The Federal Reserve raised its key interest rate for the first time in three years on Wednesday, Sept. 16, aiming to curb inflation driven in part by surging oil prices tied to the U.S.-Iran conflict that began in late February, according to the Associated Press.
What the numbers mean for Johns Creek households
The North Atlanta Star analysis found that principal and interest on a typical Johns Creek home equal about 28% of the city's roughly $160,100 median household income. That figure approaches the 30% threshold that the U.S. Department of Housing and Urban Development (HUD) generally uses to define housing-cost burden. Add taxes, insurance and fees, and the total likely crosses it.
Renting, by contrast, consumes about 19% of median household income in Johns Creek.
The gap hits harder at lower income levels. A household earning $100,000 a year has about $8,333 in gross monthly income, putting the 30% housing line at roughly $2,500. That covers the typical Johns Creek rent but falls well short of the estimated mortgage payment, even before taxes and insurance.
How Johns Creek compares
The rent-versus-buy spread in Johns Creek is wider than in the city of Atlanta, where the North Atlanta Star estimated principal and interest at about $2,023 a month on a typical $381,900 home. Atlanta's rental index sits at about $1,944, a gap of roughly $79.
Across metro Atlanta as a whole, Zillow found the typical renter pays about $1,853 a month while a new homebuyer faces about $3,122 including mortgage, taxes and insurance.
The North Atlanta Star cautioned that Zillow's rental index covers apartments, townhomes and smaller properties, while its home-value index spans the broader ownership market. A family comparing the same four-bedroom house for rent and for sale could see a different spread.
Rent vs. buy considerations
Buying still builds equity and shields owners from future rent increases. Renting leaves more cash available each month and offers flexibility. The analysis noted that buying becomes more competitive for households with a large down payment, income well above the local median, or plans to stay long enough for appreciation to offset the higher near-term cost.
