Johns Creek property owners face a Friday, July 31 deadline to challenge their 2026 tax assessments. Miss it, and the right to appeal is gone for the year.

The Fulton County Board of Assessors warned that owners who do not file an appeal or apply for homestead exemption by that date will lose the opportunity for the entire 2026 tax year.

Why notices look different this year

Assessment notices mailed June 16 reflect a format change required by Senate Bill 566. For the first time, notices display full fair market value (100%) rather than the 40% assessed value shown in prior years. They also list estimated tax savings instead of a rollback rate. The shift may cause sticker shock even where underlying property values haven't changed.

Georgia's SB 141, which took effect July 1, 2025, extended the appeal window from 30 to 45 days. That's why the deadline lands on Friday, July 31 rather than mid-July.

Commercial property owners with holdings valued above $500,000 may request a hearing officer rather than the standard Board of Equalization process, per county filing guidelines.

Online filing is the county's preferred method.

Johns Creek's place on the tax digest

On the 2025 Fulton County tax digest, the most recent published data, Johns Creek carried a total market value of $22.2 billion. That made it the county's third-largest tax district behind Atlanta ($135.5 billion) and Sandy Springs ($32.2 billion), according to the board's 2025 annual report. The same report recorded 541 commercial permits and $3,135,100 in commercial new construction value for Johns Creek during the 2025 assessment cycle.

The Fulton County Board of Assessors, chaired by Lee Morris, met Friday, July 24 to process routine countywide digest changes including land consolidations and ownership corrections. Chief Appraiser Roderick Conley presented a 2026 digest update at the meeting. The 2026 digest totals for Johns Creek have not yet been published.
